Pebble-dash & render removal FAQ
How much does it cost to remove pebble-dash?
National guides put stripping pebble-dash and applying a new flat render at about £3,800–£5,200 for a 3-bed semi, or £20–£60 per m² for the removal on its own (Checkatrade; MyBuilder). See our cost guide.
Do I need planning permission to remove pebble-dash?
Outside conservation areas, replacing render with a similar render is usually permitted development, but changing the type or colour of the finish may need permission. In a conservation area, or if the house is listed, you'll need permission or consent (Planning Portal). See our planning guide.
Will removing pebble-dash damage the bricks?
It can. Removal can uncover existing damage or cause new damage, so ask for a trial patch first (Checkatrade; SPAB).
Can you render over pebble-dash?
Yes, if the pebble-dash is sound, but it's often not recommended because it adds stress to the wall. Stripping and re-rendering is usually the safer option (Checkatrade).
Can I paint pebble-dash?
Yes. Spray painting usually works best because of the texture (Checkatrade). In some Waltham Forest conservation areas with Article 4 directions, painting the front of a house needs planning permission (Waltham Forest).
How long does pebble-dash last?
Typically around 20–40 years before it starts to deteriorate (Checkatrade).
How long does strip-and-re-render take?
For a typical semi, around 5–8 days including scaffolding (JobPrices). Weather and repairs can extend this.
Lime or cement render?
On older solid-walled houses, cement render can trap moisture, so lime is generally recommended (SPAB; RICS). Modern cavity-wall houses may suit other systems – ask each specialist to explain their choice.
